The Challenge
The existing space featured a prior garage conversion that had been executed without the required municipal permits and fell short of current building code standards. To bring the structure into full compliance, the floor level required elevation, which necessitated the complete removal and reconstruction of all existing walls. Additionally, the project demanded a complex reconfiguration of the footprint to accommodate a new cabana bathroom while seamlessly relocating the existing stackable washer and dryer unit.
The Strategy
W|B developed a comprehensive, multidisciplinary engineering and architectural strategy to modernize the unpermitted space. The approach focused on correcting foundational structural deficiencies while simultaneously re-engineering the mechanical, electrical, and plumbing (MEP) frameworks. This integrated strategy ensured that every phase of the remediation and expansion aligned with the strict regulatory standards enforced by both the City of Boca Raton and the State of Florida.
The Design & Execution
The execution phase required total spatial remediation and full-service design implementation:

Structural Reconstruction: Demolished all non-compliant walls and engineered a raised floor system to meet strict structural code mandates.

MEP System Re-Engineering: Designed and integrated entirely new water and sanitary sewer lines to support the cabana bathroom utility load.

Electrical & Mechanical Overhaul: Revised all in-wall electrical wiring and systematically altered the existing HVAC and plumbing layouts to integrate with the new architectural blueprint.
The Result
Through precise architectural planning and engineering oversight, the non-compliant garage conversion was successfully transformed into a fully legal, safe, and highly functional living space. The property now features a modern cabana bathroom and an efficiently relocated laundry area, all successfully permitted and meeting 100% of the City of Boca Raton and State of Florida Building Codes and Regulations.
