The Challenge
Nestled in a highly sought-after Boca Raton neighborhood, this 1960s Florida residence possesses incredible potential but will require a comprehensive, modern evolution. While a previous renovation had updated the existing interior functionality and aesthetics, the footprint remained far too restrictive for a growing family.

The Strategy
To maximize the home's potential, W|B conducted an in-depth zoning analysis. This strategic evaluation uncovered a rear setback reduction and increased the allowable buildable area. By unlocking this space, we designed an expansive first-floor layout featuring a luxurious master suite and a convenient cabana bath. We then introduced a seamless staircase leading to a new second level, which hosts two additional bedrooms connected by an elegant jack-and-jill bathroom.

The Design & Execution
Balancing the architectural scale of a new second-story addition with an existing single-story structure requires precise design execution. To harmonize the home's massing and elevate its curb appeal, we introduced a striking floating entryway supported by dual structural pillars. This is complemented by a bold, cantilevered front balcony. To further soften the home's scale and enrich the exterior geometry, a private, recessed balcony was integrated into the rear second-story bedroom.

W|B will expertly direct this project from conception to completion. The team has already delivered a critical zoning analysis, building code reviews, and sophisticated architectural design concepts. The next steps will be to craft precise technical construction documents required for seamless City of Boca Raton permitting. During construction, W|B will provide rigorous construction administration to ensure the contractor executes the build without compromising any of the design's intricate details.
