The Challenge

The project required converting an underutilized residential garage storage room into a high-utility, functional space designed to elevate the occupant family’s quality of life. The primary technical challenges involved establishing robust utility connectivity within a non-habitable footprint. This required engineering a solution to raise the existing floor level for uniform transition, extending core electrical and plumbing infrastructure from the main residence, and integrating a newly relocated laundry suite into the space.

The Strategy

W|B developed a comprehensive suite of construction drawings covering architectural, structural, and mechanical, electrical, and plumbing (MEP) disciplines. The design strategy focused on optimizing interior space and infrastructure layout while strictly minimizing exterior modifications. By engineering targeted utility extensions and localized building envelope penetrations, the approach delivered a cost-effective, high-performance interior transformation that met all building code requirements without altering the home's existing architectural facade.

The Design & Execution

The execution phase relied on detailed, multidisciplinary drawings to manage the interior overhaul and system integration:

• Structural Leveling: Engineered plans to elevate the garage floor level to ensure a seamless, code-compliant transition into the main home.

• Infrastructure Extension: Designed the strategic extension of plumbing and electrical lines from the primary household grid to support a modern, relocated washer and dryer layout.

• Mechanical & Filtration Upgrades: Specified the installation of a new electric water heater integrated with an advanced water filtration system.

• Envelope & Ventilation Management: Managed targeted exterior envelope modifications, restricted exclusively to the installation of a new plumbing vent and dedicated appliance exhaust hood to support the laundry infrastructure.

The Result

The resulting documentation successfully transformed an underutilized storage area into a modern, code-compliant utility space that significantly enhances the family's daily living standards. By isolating architectural changes to the interior and utilizing precise plumbing planning for necessary building penetrations, the project maximized interior functionality while preserving 100% of the home's original exterior aesthetic.
